High Street Residential Developing 309 Units at 808 Crawford St

The Trammell Crow Company, through its subsidiary High Street Residential, has just announced that it will begin developing a 43 story, 309 unit Class AA multifamily high rise at 808 Crawford Street in downtown Houston. The project, also known as Block 98, which is bounded by Rusk St, Crawford St, Walker St, and La Branch St, is expected to deliver in Q3 2022. High Street Residential is known for developing high end mixed use product on premier sites like this one across the US, however, at this time, it is unknown what, if any, retail uses might be included at this property on the ground level or otherwise. Rental rates have not been published at this time, but we will publish more information as it becomes available.

The property will offer a mix of one-, two- and three-bedroom apartment homes, including 16 two-story townhome-style units on the 15th through 34th floors and four two-story penthouses on the 41st floor with downtown views. Residents will enjoy finishes that include nine- to 10-foot ceiling heights, floor-to-ceiling windows, blackout shades, chef-quality kitchens with gas ranges and quartz countertops, premium European-made custom cabinetry, spa-like bathroom features, and spacious custom closets.

“This new residential tower will elevate luxury living in Downtown Houston,” said Joel Behrens, Principal of High Street Residential. “The property’s high-end unit features, inspiring views, impressive amenity collection and tailored concierge services combine to deliver residents an elevated hospitality-like living experience. The tower’s walkability to some of Houston’s best dining and entertainment options further contributes to the appeal of downtown luxury living.” The site is labeled a Walker’s Paradise and features a Walk Score of 95 per WalkScore.com.

At 808 Crawford Street, residents will have access to three levels of amenities, including a rooftop pool with indoor and outdoor lounge areas and a cantilevered observation deck for residents that rises more than 430 feet above street level. Amenities on the 14th floor will include a lounge and clubroom, complete with a catering kitchen; a state-of-the-art fitness center; two guest suites to accommodate short-term stays of residents’ guests; an enhanced work-from-home center, offering conference rooms and coworking arrangements; an outdoor fireplace and seating area; BBQ grills; a yoga terrace; and multiple seating areas with views overlooking nearby Discovery Green. Additional amenities include a complimentary coffee and refreshment bar; a covered dog run and indoor pet spa with grooming stations; round-the-clock valet parking, as well as concierge and security services; bike storage; and private conditioned storage.

High Street Residential shows Yewande Fapohunda, a Senior Vice President, and Dillon Chapman, a Senior Associate, as contacts for the development.

Trammell Crow Company has been a subsidiary of CBRE since 2006.
